Equipment in-house
Heavy equipment (mini-excavators 1.7T / 3.5T / 5T, compact loaders), transport and dump trailers, plate compactors and rollers, concrete cutting saws and core drills, full suite of landscape maintenance tools with backups, and lawn-maintenance equipment — owned, maintained, and on the truck the morning a crew starts.
Bulk delivery, both directions
Soil, drain rock, gravel, mulch, and aggregate in by the yard. Demolition spoil, sod, and green waste out by the load.
Core trades self-performed
Landscape maintenance and cleanups, excavation, drainage, hardscape, and planting are performed by our crews. Licensed sub-trades coordinated for electrical and irrigation backflow.

Hardscape renovations
Patios, retaining walls, paver driveways, fire-pit pads, outdoor kitchens, stairs, and stone veneer. We base every install on engineered sub-base — proper depth, geotextile, compacted lifts, edge restraint — because a beautiful surface fails fast on a thin base. Materials sourced from regional yards (Mutual, Mountain View, Bedrock) with a documented spec sheet.

Driveway removal & replacement
Concrete, asphalt, paver, and gravel driveways. We remove existing surfaces, rebuild the sub-base to engineered spec, and replace in your chosen finish. Permeable paver options available where municipal stormwater requires.

Pathways & garden steps
Flagstone, paver, gravel, and stepper pathways with proper edge restraint. We design lines that match how the property is actually used — front entry, garage-to-back-door, beds, gates, parkade doors — and specify slip-resistant finishes and grade for winter conditions on common property.

Planters & raised beds
Permanent planter installations, raised vegetable beds, and structural retaining planters. Designed for our climate — drainage holes that actually drain, soil profiles tuned to the plant pallet, and frost-resistant materials.

Landscape renovations
Front- and back-of-house rebuilds. We start at the grade and work up — soil quality, drainage paths, sun and shade, sight lines from windows and walkways. Planting plans use Pacific Northwest natives layered with structural evergreens so beds read intentional through winter as well as summer.

Garden bed creation, reestablishment, and rejuvenation
New bed creation and full rejuvenation of existing beds. We re-shape lines, top up depleted soil with composted profile, re-edge in steel or stone, and re-layer planting for height, season, and sightlines from common-area windows and walkways. Includes reestablishment of beds that have been let go: weed and root removal, grade correction, and a fresh mulch finish.

Large-scale property cleanups
When a property has gotten away from someone — overgrown, storm-damaged, full of debris, or after long deferred maintenance — Stone Form scopes a documented reset. Crews with decades of trade experience across landscape, hardscape, and grounds maintenance, plus in-house disposal and a before / during / after photo package so the council, insurer, or new owner has a complete record. Typical work includes selective tree removal, brush clearing, debris and dump runs, sod and weed removal, full hand-cuts on overgrown beds, and grade rebuild where erosion has set in.

Pruning & seasonal shape
Selective pruning of shrubs, hedges, and small trees following ANSI A300 best practice. We do not 'top' trees. For specimen trees over 30 ft we coordinate with a certified arborist.

Pressure washing
Hot- and cold-water pressure washing with surface cleaners that protect the substrate. We pre-treat for moss and algae, mask sensitive plantings, and finish with sealing where the surface calls for it.

Excavation & site grade
We run our own compact equipment — 1.7T, 3.5T, and 5T classes — for excavation, trenching, and grade work. Common scopes include foundation strip-outs, footing trenches, drainage trenches, retaining-wall benches, and full-yard grade rebuild for new lawns or hardscape.

Drainage diagnosis & rebuild
When a yard floods, a basement seeps, or a slope is sliding, drainage is almost always the answer — but the diagnosis matters. We probe, dig test pits where needed, and design a system that ties into existing storm where possible. French drains, channel drains, dry wells, downspout extensions, and full regrading are all common scopes.

Soil, rock, and mulch delivery
Bulk delivery of soil, rock, mulch, and aggregates by the yard. Topsoil, garden mix, drain rock, road base, bark mulch, cedar chip, decorative aggregates, and pallet stone. Single load or fleet day. We also haul demolition spoil and green waste out by the load. Tandem and tridem partners available for high-volume sites.

Concrete cutting, coring, placement, and reinstatement
Controlled sawcutting, core drilling, removal, and reinstatement of concrete on residential, strata, and commercial sites. Used to open access for drainage tie-ins, conduit pulls, sleeve passes, and trench work without tearing out the surrounding slab. Cuts are wet to manage dust and slurry, edges are kept square for a clean re-pour, and reinstatement is finished to grade with matching joint lines.
In scope
- Walk-behind and hand saw cuts in slabs, aprons, curbs, and stair landings
- Core drilling for drainage tie-ins, downspout leaders, and electrical conduit
- Controlled break-out and haul-off of removed pieces
- Re-pour and finish to existing grade with matched control joints
- Slurry control and site clean-down at the end of each cutting day

- Engineered structural slab repair (we coordinate with the engineer of record)

How a project runs
Four stages, in the order they happen.
01
Site visit
A crew lead walks the property with the council representative or property manager, takes grade and drainage notes, photographs the site, and listens to the brief. Scope is captured in writing on the same visit.
02
Written scope
A proposal covers scope of work, materials specification, equipment, milestones, and a start window. Any condition discovered after walk-through is documented and brought back to the council before work continues.
03
Mobilize
Permits pulled where required, materials staged, residents notified through the property manager. Dump trailer and equipment arrive the morning the crew starts.
04
Hand-off
Daily site sweep, photos at each milestone, and a punch-list walkthrough with the property manager before demobilization.
